Building a new home is a big step — and we know it’s not something you do every day. That’s why we’ve made our process simple, transparent, and easy to follow. Most of our customers tell us they love how clear the steps are and how supported they feel along the way. Here’s what to expect when you build with Manor.

It all starts with a friendly conversation — over the phone or on video — where we get to know you and your goals. We’ll talk about what you’re hoping to achieve, your timeline, and what kind of home best suits your lifestyle. Most of our customers find this first chat helps them get real clarity on what’s possible and whether Manor is the right fit for them. There’s no pressure — just an easy conversation to start your journey.

Discovery Session

Let’s explore your options.

Once you’re ready to take the next step, we’ll book a Discovery Session — either in person or online. It’s an in-depth chat about your block, your ideas, and what matters most to you. We’ll also introduce you to our Design Pack options — $1,800, $2,300, or $10,700 — depending on the level of detail and personalisation you need.

Most people tell us this session is when things start to feel real, and they can finally picture their future home coming together. You’ll leave knowing exactly what’s next and which Design Pack best fits your goals.

Modular Home Building Process
Design Pack Payment

Before we start your site visit and design work, your Design Pack payment is due. Most customers make this straight after their Discovery Session so we can lock in dates and get moving.

Choose the level that suits you best — $1,800, $2,300, or $10,700 — and we’ll get your project underway. Your Design Pack includes a soil test, while any other specialist reports — such as flood, bushfire or BAL — are extra and usually paid at the same time.

Site Visit

Understanding your land.

After your Design Pack payment, we’ll arrange a visit to your property to assess the site conditions — things like slope, access, soil type, and services. Sometimes this happens before your design meeting, sometimes after, depending on your project.

Our customers often tell us they appreciate how we look at the practical details early on, so there are no surprises later. It’s one of the reasons so many people feel confident building with Manor — we plan properly from the start.

Design Meeting

Bringing your ideas to life.

This is where it gets exciting. You’ll spend a couple of hours with one of our designers, shaping your floor plan, personalising your inclusions, and discussing finishes. Together, we’ll turn your ideas into a clear design that balances lifestyle and budget.

Prepare Blueprint

Turning your vision into a plan.

At this stage, our team prepares your detailed Blueprint — a complete overview of your home, including costings, site details, and inclusions. It brings everything together into one clear picture so you can make decisions with confidence.

Most of our customers tell us this step makes the process feel simple and stress-free.

Blueprint Presentation

Review, refine, and move forward.

You’ll be invited back to Manor for your Blueprint Presentation, where we’ll walk you through your plans, inclusions, and pricing in detail. This is a relaxed, sit-down session where you can ask questions and make sure everything’s exactly how you want it.

To move forward, a $3,500 Council Pack payment is made. This is a progress payment that allows us to start preparing for the next phase — including council-ready drawings, documentation, and coordination of your approvals.

Council Pack Payment

The $3,500 Council Pack is a simple part payment that keeps your project moving forward after your Blueprint Presentation. It helps us get your project ready for submission and final documentation. Council lodgement fees are paid directly to council by the customer.

Most customers make this payment straight after their Blueprint Presentation so we can begin the approval phase without delay.

DA Preparation & Lodgement

We handle the council details.

Our team manages the preparation and lodgement of your Development Application, so you don’t have to worry about the paperwork. We’ll take care of your plans, reports, and submissions to secure council approval.

Most of our customers say they’re relieved at how smooth this stage is — everything’s handled in-house and explained clearly along the way.

Contract & Colour Selections

Finalising your dream home.

With approvals in place, it’s time to bring your vision to life. You’ll meet with your Colour Consultant to select finishes, fixtures, and final touches that reflect your style. We’ll finalise your contract, confirm your build timeline, and a 10% deposit is paid at this stage.

Customers often tell us this is when it all starts to feel real — the excitement really kicks in.

Build & Delivery

From our factory to your site.

Your home is built offsite in our Lisarow facility, away from the weather, where every stage is carefully checked for quality. Once complete, it’s transported to your site for installation — typically within around 16 weeks of build start.

Most of our customers are surprised by how fast and precise the process is compared to traditional builds.

This is the best part — moving into your new Manor home. But our relationship doesn’t end there. We’ll stay in touch with after-care and maintenance support, and our customer-care team is always here if you need anything down the track.
